Swedish listed property company Peab has secured a SEK 454 mln (€40.1 mln) turnkey contract to redevelop and expand a historic asset in Malmö's Varvsstaden district.
The project, awarded by Varvsstaden AB, involves creating a multi-use complex that will include offices, a grocery store, a parking garage, and a coffee shop.
The historic Hall 259, a former welding and boiler workshop, will be preserved and expanded with two new extensions. The building's cultural significance will be maintained while incorporating modern amenities.
The completed complex will offer approximately 29,000 m2 of space, including a five-story parking garage with around 500 parking spaces. The southern section of Hall 259 will be converted into office space, connected to a new addition that will house a coffee shop and additional offices. The project also includes plans for a potential housing development on the rooftop with terraced houses.

Peab will prioritize sustainability in the redevelopment of Hall 259. The project will involve preserving the building's outer walls and incorporating recycled materials such as sheet metal, glass, and a large overhead crane beam from the dismantled shipyard halls. Additionally, portions of the original brick wall will be integrated into the design, adding to the building's authenticity and preserving the spirit of the shipbuilding industry.
Construction has commenced, and the project is anticipated to be completed by the summer of 2027.
