Panattoni has started construction work on its first logistics park in Portugal, representing an investment of €50 mln.

The Panattoni Park Valongo will occupy an area of 75,000 m2, spread over two warehouses of 27,000 m2 and 47,000 m2, with an office area, for industrial or logistics use and which can be leased to one or more tenants.

The logistical asset will have 140 loading docks and maneuvering space for 35-metre trucks.

This logistical asset, with a ceiling height of 11 meters, also has 506 car parking spaces and 137 places for trucks.

Gustavo Cardozo, Panattoni managing director Spain & Portugal, said: ‘We are delighted to lay the first stone of our project in Portugal. We have made the largest investment in the sector in northern Portugal, demonstrating our short and long-term commitment to the country. This is the first of many others to come.’

Located about 25 minutes from the center of Porto, this asset presents itself as a differentiating solution for companies that need an A-grade logistics space in Porto. Its excellent accessibility and proximity to the main road networks make it an unavoidable destination for the most efficient logistical operations. Savills is now working on the commercialization process for this park so that it will be possible to receive new tenants during the second quarter of 2024.’

In line with Panattoni's sustainability strategy "Go Earthwise with Panattoni", the project will feature the BREEAM "Very Good" sustainable building certificate.

A photovoltaic plant will also be installed, as well as a low-consumption LED lighting system and electric chargers for vehicles used for last-mile deliveries.

Savills was responsible for the transaction of the land of around 150,000 m2.

Located in the northern city of Valongo, the logistics park will provide direct access to the A41 and is located just 2 km from the A4.
