European logistics real estate developer Panattoni is working up plans for a speculative €100 mln logistics development in Cologne on an historic industrial site between the airport and city centre.

The development, which will be called Panattoni Campus Köln Ost, is located in the Westhoven district of Cologne with a direct connection to the A4 and near the A3, A59 and A559 on a brownfield site where for more than 100 years Gebrüder Stollwerck manufactured chocolate.

The development will be a mix of small and large units, totalling 40,400 m2, designed for a variety of occupiers. Ten small units, totalling 10,400 m2, will be built in an area, known as City Dock, and three large units, totalling 30,000 m2, will be built at Panattoni Park.

The units will be built in two phases. Construction of City Dock is planned for the third quarter of 2025, with completion in the fourth quarter of 2026. Construction of Panattoni Park is scheduled to begin in the third quarter of 2026, with completion in the third quarter of 2027.
