Panattoni has sold a 39,000 m2 logistics complex in Warsaw, Poland, to an unnamed international real estate investor for €53.5 mln.

City Logistics Warsaw IV, located in the Zeran Wschodni district, is Panattoni’s largest project to date in Warsaw.

It is ideal for e-commerce order fulfillment and other urban logistics activities. The park's two buildings feature adaptable office and warehouse units, convenient service yards, ground-level gates, and ample parking.

Located just 11 kilometers from Warsaw's city center, City Logistics Warsaw IV offers excellent connectivity to intermodal transport infrastructure, including a rail terminal and the E67 highway.

The park is currently occupied by six tenants, including Trumpf Huettinger, a leading producer of advanced electronic solutions for the industrial sector. This tenant has fully leased the larger building (22,400 m2) and serves markets in the United States, Japan, Korea, and China. Other tenants include a ventilation and drive technology supplier and a Polish electric bicycle manufacturer.

Michal Stanislawski, co-head of Capital Markets Poland at Panattoni, said: ‘The City Logistics Warsaw IV transaction is a prime example for today’s core sellers. As the economic cycle progresses, we anticipate increased investment activity in this segment.’
