Osmab and Goldoct are planning an office building in Bonn Bad-Rüngsdorf in which they will invest €40 mln.
The Strawberry Fields project will consist of 8,400 m2 of rental space on the corner of Konstantinstraße and Am Erdbeerfeld.
A positive preliminary building permit for the brownfield development has been issued, and demolition work on the former existing Dresen building began this month.
The building application will be submitted in February, with overall completion planned for 2025.
The project will target LEED Gold (Leadership in Energy and Environmental Design) and building standard Efficient House 40 certification.
Aldijana Kolic, managing partner of Goldoct Real Estate, said: ‘Strawberry Fields is a modern campus for companies, where up to 400 jobs can be created. On completion, it will offer an efficiently networked world of self-contained office spaces, co-working spaces, conference rooms, thinking areas as well as many terrace and patio areas with a total lettable area of around 8,400 m2. The building concept is complemented by an equally open and inviting interior space with impressive ceiling height created for a nature-oriented food concept.’
The office space is spread over three full floors and a staggered floor, while each of the floors can be flexibly divided into a maximum of four rental units.
In addition, commercial uses and a gastronomy unit (small café, bakery) are planned on the ground floor.
The outdoor facilities include inner open spaces and the generous terraces and roof areas.
Rainwater will be retained on the roofs and in the inner courtyards and used for watering the plants and for the sanitary facilities.
There will be up to 30 wall-mounted charging stations, integrated into the underground car park, with a total of 92 parking spaces, while a photovoltaic system is planned on the roof surfaces.
This is the second joint project between Osmab and Goldoct, in addition to the Neobel neighbourhood development in Frechen.
