German real estate group OFB Projektentwicklung has kicked off construction of a new environmentally friendly logistics facility in Gotha-Emleben, Germany,
The 35,000 m2 property will be fully leased to European food logistics operator Nagel Group. The facility will include logistics, office, social, and technical areas on approximately 21,000 m2, offering 35,000 pallet spaces.
The new warehouse will primarily supply a major regional confectionery manufacturer. The Nagel Group already operates two logistics locations in Emleben and Gotha, storing and handling food at various temperatures.
The property can be divided into two separate units, each measuring approximately 10,000 m2. Both units will be equipped with features essential for efficient logistics operations. These include a ceiling height exceeding 12 meters, a floor load-bearing capacity of 5 tons, 18 loading docks, 2 ground-level gates, LED lighting, and a cooling system.
The project aims to achieve DGNB Gold certification and comply with EU taxonomy regulations. To reduce its environmental impact, the facility will incorporate energy-efficient technologies such as air-water heat pumps, LED lighting, and a large-scale photovoltaic system.
André Pleines, executive director Real Estate at the Nagel Group, said: ‘Sustainability is an integral part of the development of our logistics properties. Based on innovative technologies and environmentally friendly construction methods, we are creating an infrastructure that is both ecologically and economically sustainable.’
Ralph Holeschovsky, branch manager of OFB Projektentwicklung in Erfurt, added: ‘Our goal is to create a modern and sustainable logistics property that meets the highest standards of environmental compatibility while at the same time being functional.’
The completion of the new warehouse is planned for September 2025 and will be handed over to the tenant in October 2025.
The Gotha-Emleben location is situated directly on the A4 highway and is part of the A4 Thuringia logistics cluster.
