Property owner Oslo Airport City (OAC) and Logicenters, Nrep’s logistics arm, have formed a joint venture to develop a large-scale logistics park at Gardermoen business park near Oslo Airport.
The partnership will develop approximately 353,000 m2 of the 480,000 m2 site in Ullensaker municipality, recently approved for development. Construction of modern warehouse and logistics facilities is planned for the coming years, with discussions already underway with prospective tenants.
Situated near Oslo Airport and major highways E6 and E16, Gardermoen has become Norway’s premier logistics and distribution centre. The logistics park is located at the heart of Gardermoen Business Park, a significant development area already boasting nearly 280,000 m2 of logistics, warehouse, and retail space, with another 100,000 m2 under construction.
Major companies such as Coop, Porsche, Mowi, Felleskjøpet, OneMed, GF Logistikk, Møller, Grieg Seafood, Volvo, and Sport 1 already operate in the area.
Henrik Danielsen, CEO of OACleading, said: ‘The logistics park is one of the few remaining large-scale development areas for logistics, warehousing, and retail in the Greater Oslo region. The area’s unique infrastructure attracts a wide range of tenants, whether they need large, efficient logistics buildings or smaller spaces. We are very pleased to announce Nrep/Logicenters as our partner for the further development of OAC’s substantial northern area. Nrep Logicenters is one of Northern Europe’s top developers in this sector, which has become a major and vital segment within commercial real estate.’
Jens Petter Hagen, country manager for Nrep in Norway and Fund Manager for NSF V, added: ‘Gardermoen has long been an area of great interest to both us and potential tenants, and we are very excited to finally announce a partnership with OAC. They possess one of the most attractive and significant logistics land banks north of Oslo. We look forward to a collaboration where we complement each other well, and to offering tenants an exciting range of logistics and warehouse properties at Gardermoen, all with a strong sustainability profile.’
Colliers provided financial advice to OAC, and Thommessen acted as their legal counsel in the formation of the partnership. NREP/Logicenters were legally represented by Schjødt.
Oslo Airport City is a significant landowner at Gardermoen Business Park and owns around 660,000 m2 of developable land, 90% of which has received zoning approval. Having already completed about 70,000 m2 of building space, with another 11,000 m2 underway, the company envisions developing a variety of commercial properties.
