Italian cooperative Nova Coop has kicked off the regeneration of the former Vallino railway yard in Turin to create student housing, commercial and service areas.
The property in the heart of the San Salvario neighbourhood was acquired via a tender issued by FS Sistemi Urbani in December 2015.
The €60 mln project will involve several private investors, with the foundation stone to be laid in January 2024 and delivery due in autumn 2025.
The project site extends over 21,500 m2, enabling the creation of over 7,500 m2 for public spaces and community use, including a public square and sports facilities comprising around 5,000 m2.
A 10,500 m2 student housing facility will be built in partnership with the companies Tarurus and Ca Ventures; another 10,000 m2 will be earmarked for commercial and service activities that include catering and a 2,500 m2 Coop Superstore.
Nova Coop president, Ernesto Dalle Rive, said: ‘Today we presented a major urban regeneration project to transform a disused railway area just a short walk from the heart of Turin into a place of study and aggregation integrated with the surrounding neighbourhood. It will be beautiful, eco-sustainable, full of services and with a commercial offer that does not stand at the centre of the operation but will offer important support to enable its feasibility. Being engines of local development and building the conditions to give back to the people of Turin the usability of pieces of their city is the common trait that has characterized all our new settlement projects over the past two decades.’
Three historic buildings on Via Nizza have been restored with application of ITACA and LEED protocols and will be the gateway to the pedestrian area and green areas.
Nova Coop is developing the project in collaboration with Taurus and Ca Ventures; the urban design has been entrusted to Ai Engineering and Ai Studio, while the architectural design is by Ai engineering, Ai Studio and Picco Architetti.
