Swedish private equity real estate firm Niam has bought three projects in Stockholm from Skanska for SEK 850 mln (€87 mln).

Located in the Flemingsbergsdalen area of the city, the development projects will include a municipal sports centre, a long-stay hotel, a physiotherapist and rehab operator, as well as an ICA Maxi store, a Swedish health food chain.

The three buildings will have a total gross area of about 23,700 m2. The physio centre has been prelet to Forenom and MedFit.

Flemingsbergsdalen is a large development area south of Stockholm where a new regional city centre is under construction.

Asset manager Niam, which focuses on the Nordic markets, currently has real estate assets under management of around €3.1 bn.

Pangea Property Partners was the sell-side adviser to Skanska in the transaction. In the last 18 months, Pangea has advised on more than 70 transactions in the Nordics with an underlying property value around SEK 75 bn.
