Nordic real estate manager Niam has acquired a logistics asset in the Klinga Logistics Park, in Norrköping, Sweden, from private equity real estate investor Slättö.
The newly constructed 30,412 m2 logistics facility, completed in 2023, is BREEAM Excellent certified and fully leased to logistics provider Emotion Logistics.
It strategically benefits from its prime location within a major logistics hub near Norrköping, a key development project in Östergötland, offering access to major highways, rail networks, and ports.
The acquisition is scheduled to close in November 2024.

Following the divestment of the first phase of the Klinga Logistics Park to Niam, Slättö has now initiated the second phase of development. This phase involves the construction of a 17,500 m2 logistics facility, with 11,000 m2 already secured by a long-term lease agreement with a leading industrial company. The property, aiming for an energy class A rating and BREEAM Excellent certification, is expected to be completed in Q4 2025.
The project encompasses a third development stage, offering building rights for an additional 45,000 m2 of logistics space.
Klinga Logistics Park is a joint venture between Slättö Value Add I, Nybrofast, and private partners.
