Swedish construction firm NCC has sold its Yrket 4 office development in Solna to KPA Tjänstepensionsförsäkring AB (part of Folksam Group) for SEK 3.6 bn (€313.5 mln).

The 52,000 m2 building is currently under construction in the Solna Businesspark. It will serve as the new headquarters for the public authority Svenska kraftnät which has signed a 20-year lease.

The property will be transferred upon project completion, scheduled for the second quarter of 2028.

Joachim Holmberg, head of NCC Property Development, said: ‘There are many phases to this project and I am pleased that we have now signed an agreement with KPA Tjänstepensionsförsäkring to take over this project on its completion. Over the next few years, we will develop a modern office that will enable Svenska kraftnät to gather a large part of their operations under one roof.’

Jonas Bjuggren, property director at the Folksam Group, added: ‘The premises in the building will be flexible and maintain a high standard, making it an attractive addition to our property portfolio. The focus of the Folksam Group on modern, high-quality office properties in attractive locations stands firm. We look forward to having Svenska kraftnät as our tenant.’

NCC plans to reuse existing building materials sustainably, aiming for a BREEAM Excellent rating for the new structure. The sale is contingent upon obtaining a building permit, property transfer, compliance with the new FDI Act, and tenant approval. Demolition of existing structures begins Q1 2025, with main construction contracts anticipated in 2025.
