Managing Partners Limited (MPL) has launched a property fund for German investors: the British Property Opportunities Fund. The international fund manager said on Thursday that the open-ended investment vehicle gives German investors 'the opportunity to invest in one of Europe’s most exciting property markets where deep discounts are available'.

The international fund manager said on Thursday that the open-ended investment vehicle gives German investors 'the opportunity to invest in one of Europe’s most exciting property markets where deep discounts are available'.

The British Property Opportunities Fund targets an annual return of 10%-plus by investing in both residential and commercial property within the UK, including distressed portfolios, high-yield rental units, development opportunities, leasebacks and reversionary gains schemes.

MPL said it believes this year is an opportunistic time for European investors to get involved in the UK property market, and take advantage of the softened prices currently available. Following a 25% fall in sterling versus the euro and a drop of 50% in property value since its peak, foreign investors are making a beeline into the UK’s commercial and residential property sector. The launch of this fund is in response to the particularly strong appetite German investors are having for the UK property market.

Jeremy Leach Managing Director of MPL, commented: 'We have received some strong feedback from brokers and institutions in Germany that indicates investors are finding UK property a very attractive proposition. Investors looking to take advantage of the poor performing pound and discounted prices should look to the UK property market, which is likely to provide one of the great investment opportunities in 2010, particularly for investors who have not seen exceptional growth in the German property market.

'This is an ideal investment for those who see value in UK property because this fund has no ‘legacy’ problems caused by holding assets that fell in value during the property crash. We continue to see significant buying opportunities at significant discount to market value on both private and commercial property at the moment because of the lack of liquidity in the market place, and in a leveraged fund such as this we believe the fund could produce high returns in a very short time.'


The minimum investment in the fund is £50,000 or currency equivalent (EUR 56,925). It is available to institutional investors and retail investors via a number of wraps and insurance products including Quantum Leben.
