Hamburg-based MPC Capital has acquired an office and technology centre leased to Siemens for its newly launched MPC Deutschland 8 fund. Located in Erlangen, the energy-efficient property is occupied by Siemens' energy, industry and healthcare units on a 12-year rental agreement and an option to extend by a further five years.

Located in Erlangen, the energy-efficient property is occupied by Siemens' energy, industry and healthcare units on a 12-year rental agreement and an option to extend by a further five years.
The 32,000-m2 complex houses around 2,000 Siemens employees and consists of three separate office buildings and a parking lot with 523 spaces.
The asset represents the first acquisition made for the MPC Deutschland 8 fund, which is in the process of being placed with investors. The fund has own equity of EUR 31 mln and the capacity to invest around EUR 61 mln in German property. According to MPC Capital, the fund will distribute around 6% per annum.
Separately, Hamburgische Immobilien Handlung (HIH) has sold an office property in Hamburg after its repositioning for EUR 22 mln. HIH, in its role as asset manager for Warburg Henderson German fund I, has managed the sale to NM Nord-Immo Management. The property provides 7,000 m2 of space and 140 parking spaces. It is leased to the City of Hamburg with a long-term rental agreement.
