Morgan Capital and Capital-38 have pre-let 21 Bloomsbury Street in London to entertainment and sports agency Creative Artists Agency (CAA).

CAA’s new building will provide over 85,000 ft2 of best in class office space and is situated in the heart of London’s West End adjacent to Tottenham Court Road.

The building is due for completion in Q2 2025 and the agency will open their new centralised London office in 2026. CAA will occupy the entirety of the cutting-edge sustainable workspace arranged across eight floors, with six of the eight floors having access to either a private terrace or courtyard.

Designed by Stiff & Trevillion, the development is currently being refurbished to include an atrium café/lounge, rooftop café/event space with a communal terrace. In addition, the design is targeting the very highest sustainability standards including: BREEAM Outstanding, NABERS 5*, WELL Platinum, and Net Zero in operation. The scheme is achieving aspirational levels of low embodied carbon through 95% retention of the existing structure.

In 2023, CAA sold a majority stake to Artémis, the investment company of the Pinault family. With consolidated assets of more than $40 bn, Artémis’ holdings include Kering, the luxury goods group, Christie’s, the leading auction house, and Pinault Collection, the largest private collection of contemporary art.

Savills and RX London were joint leasing agents on the scheme and Cushman & Wakefield advised CAA.
