Iberian real estate manager Montepino is developing the largest logistics building in Portugal in which it is investing €120 mln.

The asset iCastanheira do Ribatejo has a gross construction area of 108,000 m2 and is expected to create 400 jobs.

Designed to be sustainable and aiming for LEED Gold certification, the building will be made up of open spaces, meeting rooms, training rooms and social areas.

The offices will have a biophilic interior design, with a wooden structure and self-sufficient energy systems, including a 20 kW photovoltaic system for producing and storing electricity

The largest part will house Leroy Merlin’s logistics centre.

Juan José Vera, general director of Valfondo Investment Management and advisor to Montepino, commented: ‘With this project in Castanheira do Ribatejo, the largest of its kind in Portugal, Montepino asserts itself as one of the main logistics real estate managers in the Iberian Peninsula. In Spain we already have a consolidated presence in the center of the country and we plan to expand and internationalize the activity.’

The new and largest logistics platform in Portugal, in Castanheira do Ribatejo, consists of 320,000 m2 of urbanized area and 147,000 m2 of gross construction area.

The project is located in a strategic area, at the intersection of the A1 motorway, which connects Lisbon and Porto, and the A10 motorway, which connects Lisbon with Spain and the Algarve.

Montepino's investment in this project is part of its plans to expand its geographic diversification and internationalize its business. The company is already a leading logistics real estate manager in the Iberian Peninsula and is looking to further consolidate its presence in Spain and Portugal.
