European logistics real estate developer MLP Group has begun construction on its first project in Vienna, Austria.
MLP Business Park Vienna will consist of four buildings offering a total of 53,600 m2 of space, with units starting at 3,100 m2. The space is designed to cater to the needs of urban logistics, e-commerce, and light manufacturing operators, including companies specializing in car sales, assembly, and servicing.
The project is scheduled for completion in the fourth quarter of 2024 and will provide users with 278 designated parking spaces for passenger cars.
The asset is being developed in line with MLP Group's strategy to integrate sustainable solutions. The developer is aiming to achieve a minimum DGNB Gold certification by incorporating a 2.5 MW photovoltaic system, installing charging stations for electric vehicles, connecting the project to the district heating system, and featuring green relaxation areas on the grounds.
Radoslaw T. Krochta, president of the Management Board of MLP Group, said: ‘The thriving Austrian market is a key development direction for us, complementing our portfolio of modern warehouse space in the German market, a priority for our international expansion. Austria currently faces a significant shortage of warehouse space, with new projects typically finding tenants quickly. The highest demand is concentrated in and around Vienna, which bolsters our confidence in the success of this project.’

Our prime location within the Vienna metropolitan area, cutting-edge architectural design, and the implementation of top-notch sustainable solutions will ensure the swift commercialisation of the available space. We are already holding negotiations with globally recognised prospective tenants.’
MLP Business Park Vienna is situated on a 10-hectare site, some 13 km from the center of Vienna, with excellent connectivity to the S2/A23 motorway and Vienna Schwechat Airport, which is about 23 km away. Public bus and train services are also available nearby.
Separately, MLP Group announced that it is developing its second park in close proximity to Berlin, Germany. MLP Park Spreenhagen, situated in Spreenhagen, Brandenburg, will offer 41,600 m2 of space for tenants from the logistics, manufacturing, and e-commerce sectors.
Construction is set to commence in Q2 2024 and the completed spaces will be available in Q2 2025. MLP Group aims for a minimum DGNB Gold certification for the property.
