Macquarie Asset Management has acquired a City Flex logistics facility in Poland from a 7R-led consortium of investors for €29 mln.

Comprised of three buildings, the 15,900 m2 A-class last-mile logistics facility combines both eco-friendly design and high-quality logistics space.

It is located in a well-connected area, just 3 km away from Warsaw Airport and enjoys easy access to the city centre, major express roads and the A2 motorway leading towards Germany and western regions of Poland.

The sale was conducted by Polish warehouse and logistics company 7R, in joint venture partnership with MFC Real Estate and DIL Polska Baumanagement.

With its strategic location and technically advanced facilities, this investment provides an exciting opportunity to capitalise on the strong demand for logistics in the region whilst deepening our partnership with 7R.’

On the one hand, we see that such an approach is currently highly desired by companies seeking modern logistics space, while on the other, we strongly believe that in the long run, it will also boost the value of new industrial properties.’

The 7R City Flex Warsaw Airport I complex is fully-leased to seven local and international tenants from industries such as pharmaceuticals, engineering, logistics, and home improvement.

Modern solutions applied across the property include LED lighting, additional natural lighting of the loading dock areas, skylights and smoke dampers, gas radiators and a sprinkler system. It has been awarded a ‘Very Good’ BREEM rating.

Legal services during the sales process were provided by the GT law firm.

This investment follows a transaction in November 2021 between Macquarie Asset Management and 7R to acquire a portfolio of logistics facilities in Wroclaw, Gdansk, and Lodz.
