UK commercial property consultancy Lambert Smith Hampton (LSH) has been instructed to sell one of north Nottinghamshire's biggest business parks. Harworth Estates, the property arm of UK Coal Mining Limited, has instructed the firm to find a buyer for Bilsthorpe Business Park, which is home to Nottinghamshire County Council and Alkane Energy.
The 133-hectare former colliery site, upon which development commenced in 2005, consists of 4,000 m2 of Phase One built accommodation, including industrial and warehousing facilities in units ranging from 257 m2 to 2,000 m2.
The site has outline planning consent for an additional 23 hectares of B2 (industrial) and B8 (warehousing) accommodation. An additional 4.8 hectares of employment land is allocated in the Newark & Sherwood District Council adopted local plan, and the remaining 103 hectares is agricultural land and amenity land with planning permission for a wind farm.
Speaking of his firm’s decision to sell the site, Shaun O'Brien at Harworth Estates said: 'Following a strategic review of our land and property holdings, we have decided to focus our attentions on certain sites and Bilsthorpe was considered as one that offered a fairly simple sale strategy from our perspective'.
Sean Bremner, head of Industrial and Logistics at LSH Nottingham, said: 'There have been signs in recent months that the investment market is coming back to life. This site will appeal to numerous property companies, funds and partnerships given the wide range of end users that the site can accommodate.
'Bilsthorpe Business Park is a growing Business Park with the arrival of the County Council and Alkane Energy following the Phase One development. The site offers a good opportunity to acquire a development site which has much of the planning, geo-technical and infrastructure works in place, with the potential to attract additional income.'
