Swedish real estate company Logistea has acquired a logistics property in Falun, Sweden, for SEK 275 mln (€25 mln), financed through a bank loan and own funds.
Främby 1:33, situated in central Falun near E16, spans approximately 42,500 m2.
NKT (Sweden) is the sole tenant, leasing all areas within the property under a triple-net lease agreement until 30 September 2037.
The annual rental income from this arrangement totals around SEK 24.2 mln (€2.2 mln), excluding additional rent supplements and property tax. The average remaining lease term is 13.5 years.
Anders Nordvall, deputy CEO and head of transactions, Logistea, said: ‘We continue to grow further by acquiring a property with very good earning capacity via a long-term lease agreement with a financially stable tenant, whom we already have a very good cooperation within our existing property portfolio.’
The transaction, which will be completed on 22 March, will bolster Logistea's property portfolio, which now amounts to SEK 5.85 bn (€524 mln).
