Hamburg-based Lloyd Fonds and its Dutch partner Innova Investments have announced the signing of an agreement to purchase a seven-storey office building in Utrecht, the Netherlands, from VolkerWessels for EUR 25 mln, representing a yield of just over 6%. The building is earmarked for a new Holland fund which will be marketed to investors from end-March.

The building is earmarked for a new Holland fund which will be marketed to investors from end-March.

The energy-efficient asset will be delivered to its tenant, advisory and accountancy firm Deloitte in May 2012. Deloitte has agreed to take a 10-year lease on the asset, which provides 7,500 m2 and 153 parking spaces.

'Together with Germany, the Netherlands will remain one of the most interesting destinations for closed real estate funds in 2011, because of the moderate price levels,' commented Hanno Weiß, head of property funds at Lloyd.

The purchase comes hot on the heels of Lloyd's purchase last month of the 10,000-m2 KPMG and KPMG Meijburg building in The Hague from Dutch developer OVG.

The buyer was advised by CMS Derks Star Busmann and CVO.
