German logistics real estate specialist LIP Invest has acquired an existing property in Bexbach, Gewerbering 4 with 4,500 m2 of rental space from project developer Casaplan Seeliger in an off-market deal.
The property, acquired for the LIP Real Estate Investment Fund – Logistics Germany IV, consists of 4,300 m2 of logistics space and 340 m2 of office and social space and is located on a 20,500 m2 site.
Sebastian Betz, Managing Director of LIP Invest, said: 'The purchased logistics property in Bexbach is characterised above all by its location close to the borders of France and Luxembourg and is suitable for central distribution with a Western European focus. Starting from this location, conurbations with strong purchasing power in western Germany, the BeNeLux states and northern France can be reached.'
In terms of sustainability, the property features DGNB Silver certification, uses LED lighting, has an installed 270 kW PV system in addition to a high proportion of greenery.
For the past 10 years, parcel logistics company Hermes Germany has been using the property for its distribution centre, with last-mile delivery in the Saarland region to neighboring cities such as Saarbrücken, Kaiserslautern and Zweibrücken.
The location benefits from good transport connections, thanks to the proximity of the A6, A8, and A62 motorways, in addition to the nearby airport and Saarbrücken terminal.
