German real estate fund manager LIP Invest has added a newly constructed distribution centre in Wedemark to its logistics portfolio.

The property, located on Wieckenberger Straße, was purchased for one of LIP’s logistics funds from development firm bauwo. It has been leased on a long-term basis to global logistics company Mærsk.

Two separate logistics halls, each with two units and a battery storage area, were built on a 50,000 m2 site within 12 months. The total rental space spans 21,500 m2, including approximately 19,000 m2 of warehouse space, 1,600 m2 of mezzanine level, 700 m2 of loading bays and outdoor storage, and 160 m2 of office and social areas. Access to the facility is provided by 16 ramp gates and four ground-level gates.

The logistics asset is specifically designed for e-car battery storage and incorporates a photovoltaic system, a direct power supply for the air-heat pump, electric vehicle charging stations, and separate smart meters for each unit. A DGNB Gold certification is currently being sought for the building.

Bodo Hollung, managing director and partner of LIP Invest, said: ‘Wedemark is close to important production sites of well-known car manufacturers. As a battery warehouse for electric cars, this new building is therefore attractive for many car manufacturers and suppliers. The automotive sector is generating high demand for logistics properties. Due to the increasing variety of models and the different drive systems, the requirements and need for spare parts storage are increasing.’

To ensure safety and security, the building is completely sealed using a WGK 3 film. Additionally, the battery halls are equipped with water tanks and hydrant pumps for fire protection.

The distribution centre is situated directly on the A7 motorway, providing easy access to both Hamburg to the north and Hanover to the south. From Wedemark, various transshipment facilities in Hanover, including Langenhagen Airport, the Nordhafen, and the GVZ Lehrte, can be reached quickly.

Bau Nordhorn served as the general contractor for the project. CBRE provided technical support, while Walch Rittberg Nagel and ES EnviroSustain offered legal, tax, and ESG due diligence advice, respectively.
