Healthcare real estate specialist Lifento has finalised the acquisition of a nursing home in Spain, on behalf of its RAIF Lifento Care Pan-European SICAV.
The transaction represents the company's debut deal in Spain, adding to the existing portfolio of 21 assets in the fund.
Built in 2009, the property is located in Bellvis, close to the town of Leida in Catalonia and just 150 km from Barcelona.
Set on a 3,000 m2 plot, the 5,248 m2 asset offers 112 private beds, including 8 public places. It adjoins a public park.
Operated by Grup Lantus, a local Spanish operator also managing five other nursing homes in the Catalonia region, Lifento has commited to a long-term strategy with this new partner, by signing a fixed 20-year lease.
Maxime Clemenceau, Lifento's investment director said: 'This is our first acquisition in Spain, and we are delighted to begin this partnership with Grup Lantus, a local operator renowned for its expertise.
'The building fits particularly to our investment strategy, combining quality infrastructure and geographical accessibility, while offering a pleasant living environment for residents. This acquisition is fully in line with our objective of expanding across Europe and adds to our portfolio of healthcare assets.'
Lifento was advised by Garrigues on legal matters, while the technical auditor was Socotec.
