Logistics Capital Partners (LCP) has secured a 65,000 m2 plot in Italy's Tuscany region where it will develop a Grade-A logistics facility, part of which has been pre-let to grocery wholesaler Metro.

The site is located in the municipality of Pontedera, close to the junction to the Fi-Pi-Li highway connecting Florence, Pisa and Livorno. It was initially composed of three different plots belonging to three different owners, which LCP aggregated to make the project possible.

The site will be developed in two phases. The first phase will comprise 9,000 m2 of multi-temperature logistics facilities tailormade for Metro Italia. The second phase will span 17,500 m2 which will be completed in Q3 2025 and remain available for lease.

The facilities will feature rooftop photovoltaics and be certified BREEAM Excellent. Further carbon lifecycle assessments are being undertaken to mitigate their carbon footprint, and path to net zero.

Metro said the warehouse would enable it to expand further in the Tuscan territory. ‘This third logistic platform dedicated to our Food Service Distribution service follows those in the Milan and Rome areas, which already represent in the local metropolitan areas, a model of level of service and efficiency in the delivery,’ said Marco Celenta, supply chain management director of Metro Italia.

‘It will allow us to grow further in the Tuscan territory, where we are already present with four stores and which is particularly strategic for us’, he added.
