Following on from its recent development in Nivelles, LCP plans to take advantage of the strong demand for Grade A warehouse space in Belgium and tight supply of land, with the acquisitions and plans to develop a further 38,000 m2 building speculatively.

In terms of specifications, the warehouse will be built to a height of 12.2m, will contain 44 docks and 3,120 sqm of office space. The site has 136 parking places, for both trucks and cars. The project is also designed with LCP’s core values regarding ESG aspects of development, and aims to reach the BREEAM Excellent certification.

The building has the flexibility to be leased to a single tenant, or can be divided in 2 separate units with separate offices and entrances.

LCP plans to start the construction in Q4 this year (2021) with delivery of the completed building targeted for end of Q3 2022.

'With more and more companies focusing on sustainability, the tri-modal access of this project and the proximity of the Port of Genk and the railway freight station offers the opportunity to switch to environmentally friendly logistics,' said Kim Cornille, asset & development director Belgium at Logistics Capital Partners. 'Besides focusing on the location, we aim to make the building itself as sustainable as possible by reaching the BREEAM Excellent certification.'
