Kvalitena, a €2.1 bn privately owned real estate business based in Stockholm, has acquired a 70% stake in a business that owns 35 commercial properties in central and northern Sweden.

The transaction involved Kvalitena buying the majority of the shares in Peritas Fastigheter 4 from Peritas Invest, which is owned by Swedish entrepreneurs Manne and Petter Boström. 

Peritas Invest will keep 30% of the shares in Peritas Fastigheter 4, which is being renamed as Topia Fastigheter, and will manage the business. Colliers International advised the seller on the transaction. The investment volume was not disclosed. 

Peritas Fastigheter 4 owns 35 commercial properties in central and northern Sweden. Most of the properties have one or a handful of tenants such as retailers Granngården and Byggmax. The majority of the leases are of a triple net  character, and the average remaining duration is just over 5 years. Kvalitena and Peritas plan to add additional high-yield properties with long-term leases to the jointly owned company over the coming years.
