Swedish government-owned company Jernhusen has signed an agreement with Norwegian company DnB Nor Markets to sell the properties Stockholm Blekholmen 3 and 5 'Klarabergshuset' for SEK 1.3 bn (EUR 140 mln). The price reflects a yield of 4.46%, which is a record low in the Swedish market, the company said in a press release.

Klarabergshuset has recently been refurbished and extended to become one of Stockholm's most modern office buildings. Klarabergshuset is fully let and comprises about 22,500 m2 of lettable areas. The net operating income is about SEK 58 mln (EUR 6.22 mln). Klarabergshuset is situated in the west of Stockholm, a developing and expanding area in Stockholm CBD. Savills Sweden advised Jernhusen.
