Canadian property group Ivanhoe Cambridge has entered into exclusive talks with Groupe Industriel Marcel Dassault on the sale of an office property in Paris which houses the headquarters of insurer Areva.

The building is part of a EUR 715 mln portfolio put on the market earlier this year by the real estate arm of Caisse des dépôts du Québec. The package also includes the headquarters of Vivendi at Avenue de Friedland near the Champs-Élysées, which is let on a long-term lease as well as the 25-storey Pacific Tower in the business district of La Défense.

The assets have different risk profiles and are being sold individually with a view to closing the sale by the first quarter of 2013.

Located at 33 rue Lafayette next to the Opéra, the Areva building provides 28,000 m2 of offices and 2,000 m2 of residential space. It will be vacated in autumn 2013.

Catella and Jones Lang LaSalle are advising the vendor.
