Italy’s pension fund for doctors Enpam is spending some €250 mln in two big-ticket acquisitions in Rome and Milan, PropertyEU has learned.
In the capital, Enpam is acquiring a 47,000 m2 office building at Piazzale dell’Agricoltura 24 in the Eur district for a price between €150 and €180 mln. The acquisition is being made on behalf of one of Enpam funds managed by Antirion Sgr.
Landlord BNL, part of the BNP Paribas Group, put the seven-storey asset on the market earlier this year after finding software and IT group Engineering as sole occupier in September 2017. Broker BNP Paribas Real Estate is advising on the sale.
In Milan, Enpam is buying an 11,000-m2 15th-century office complex in the city centre on behalf of its Ippocrate closed-end fund, managed by IdeaFimit Sgr. Located at via Broletto in the fashion district of Brera, adjacent to Piazza Cordusio and 500 meters from Piazza Duomo, the complex has served for years as the historical headquarters of Gucci in Milan.
Landlord Hines bought it in 2016 for €50 mln and spent another €10 mln to refurbish the building, which it is now selling to Enpam for around €90 mln.
Known as Palazzo Aliverti , the property consists of two interconnected buildings—Via Broletto 20 and 22—with two independent entrances. The building also boasts two courtyards with greenery and outdoor seating.
BNL and Hines did not respond to an email request for comment.
