A collaborative effect led by INPS, Cassa Depositi e Prestiti (CDP) Group, and Policlinico Gemelli is launching a new approach to senior housing in Italy.

Their project, Spazio Blu (Space Blue), offers a model that integrates comfortable housing with healthcare and social services.

The first initiative, valued at €130 mln (€100 mln for property value and €30 mln for redevelopment), will be implemented in Rome's Camilluccia-Trionfale district. It involves redeveloping a real estate complex of nine buildings owned by INPS into roughly 300 senior-friendly apartments. These apartments will also feature dedicated spaces for social interaction and health needs.

Floor plans will be reconfigured to better suit residents' preferences. The project prioritizes eco-friendly solutions to reduce energy consumption and incorporates home automation features for enhanced accessibility and simplified daily living. Additionally, apartments will offer the option for personalized furnishings.

Spazio Blu addresses the growing population of self-sufficient elderly who may face isolation or unsuitable housing. The project aims to improve the quality of life for those over 65 by offering services and treatments that can reduce hospitalization and promote active aging.

This project paves the way for replication on a national scale, transforming senior living across Italy.

As the investor, INPS will contribute properties to a dedicated real estate fund for senior housing conversion. CDP Real Asset SGR will provide financial backing through the FNAS fund of funds to cover redevelopment costs. Healthcare specialists Policlinico Gemelli and Gemelli a Casa will offer preventive care, telemedicine, telemonitoring, and remote assistance services. Fund manager Investire SGR (Banca Finnat Group) will oversee the project's financial aspects.
