Invesco Real Estate (IRE) has entered the UK private rental sector (PRS) with the initial acquisition of 118 units in London for £32.5 mln (€40 mln).
Invesco Real Estate (IRE) has entered the UK private rental sector (PRS) with the initial acquisition of 118 units in London for £32.5 mln (€40 mln).
The rental apartments are being developed at the Gatefold building in Hayes, West London.
IRE, the US-based global real estate investment manager, carried out the investment in partnership with be:here, the PRS business operated by UK building firm Willmott Dixon. IRE was acting in the deal on behalf of a UK local authority pension fund.
The transaction marks IRE’s third European multi-family project since starting its residential acquisition programme in Q3 2013. It follows closely on the heels of IRE’s two projects in Germany for €130 mln and the appointment of John German, IRE’s director of residential investments, to spearhead the firm’s expansion into the residential sector across Europe.
Commenting on the latest transaction, German said: “We are delighted with this first step in providing the opportunity for an institutional investor to access this increasingly important sector in the UK. The project will provide institutional grade, purpose-built, market-leading rental stock in a strategic location with a proven demand for rental product.

Under the latest acquisition, IRE’s client will purchase the site’s freehold from be:here and fund the development of the scheme, with be:here managing the units following completion in 2016 under its brand.
GROWING BUBBLES OR RETURNS
There is a huge amount of UK and global capital aimed at developing and acquiring both luxury apartments and private rental homes in the UK, mainly London. Institutional investors have amassed a huge war chest to pump into the residential sector in the UK, according to Chris Lacey, executive director of Central London residential investment at CBRE in London. ‘Institutional investors have amassed around £20 bn (around €24 bn) that they are looking to invest today in the private rented sector in the UK,’ Lacey told PropertyEU. Such astronomical figures have led some commentators to voice concerns about a new bubble in London residential. IRE's German remains, however, a strong supporter of the market: 'IRE believes that the Greater London residential market remains one of the most important real estate markets in the world for occupiers and investors, creating long-term demand and liquidity for high quality products. We expect investments in this market to out-perform the mainstream UK residential market.'
