Micro-apartment specialist International Campus (IC) has acquired a new-build development in Leiden, the Netherlands, from developer Niersman Projectontwikkeling.

The asset, dubbed Liv, will be managed by IC under the name 'The Fizz Leiden', and consists of 394 student apartments.

Situated at a central location in Leiden (Ypenburgbocht), Liv consists of two sustainable buildings that are connected by a bridge. The construction of the buildings is scheduled for Q1 2022, with completion slated for Q3 2023.

The asset includes studios that vary in size from 24-35 m2, and apartments ranging from 32-48 m2. In addition to living quarters, the complex offers comunal space both in the bridge between the two buildings and in the lobby on the ground floor that gives access to a green courtyard.

The development meets all sustainability requirements, reflected in the use of solar panels, a sedum roof, the collection of rainwater, a heat pump, etc.

Capital Value advised Niersman on the sale.

'The demand from students for self-sufficient accommodations is extremely high. Liv is a very welcome addition to the existing student housing in Leiden.'
