Indurent Lichfield

Indurent Park Lichfield will feature eight mid-sized warehouse units ranging from 3,344 to 7,711 m2. Each unit will provide a combination of warehousing space and premium-grade office areas.

Construction of the speculative development is slated to begin in 2025, with the initial phase expected to be completed in 2026.

Each unit within Indurent Park Lichfield will achieve a minimum BREEAM Excellent rating for sustainability and an EPC "A" rating for energy efficiency. Additionally, the units will incorporate solar PV panels, anticipated to offset approximately 75% of on-site energy consumption. All office spaces will be powered exclusively by renewable energy, while the development will enhance biodiversity by 13% through the creation of new woodland and grassland areas.

Jessica Evans, senior planning manager at Indurent, commented: ‘The approval of Indurent Park Lichfield will help to address the region’s acute undersupply of modern mid-box warehousing and deliver significant social and economic value for the region.  Having engaged extensively with the local community throughout the planning process, the approval builds on Indurent’s successful track record of development in Staffordshire, where we provide over 3 million square feet of high-quality space.’

This project aims to address the strong demand for mid-sized warehousing space from local, national, and global players operating in sectors such as manufacturing, e-commerce, and distribution.

Indurent Park Lichfield is situated near the Swinfen Interchange roundabout, with easy access to the nearby M6 motorway, allowing businesses to reach customers throughout Staffordshire and the broader Midlands region. Birmingham city centre is just a 30-minute drive away, while Derby and Coventry are within a 40-minute commute.

The scheme marks the first planning approval since Indurent was set up in July 2024 by Blackstone through the merger of Industrials REIT and St. Modwen Logistics.

The company’s combined portfolio of 2.5 million m2 of industrial and logistics space includes Indurent Park Stoke Central and Indurent Park Burton.
