Austrian commercial real estate group Immofinanz has secured a €180 mln green loan for its Warsaw Spire office tower, provided by Helaba, pbb Deutsche Pfandbriefbank, and Berlin Hyp.
The five-year loan replaces an existing financing due in January 2025.
The loan is secured by myhive Warsaw Spire, one of the tallest office towers in the Polish capital. The building boasts over 71,000 m2 of gross leasable area and a BREEAM Excellent certification.
Helaba, pbb Deutsche Pfandbriefbank, and Berlin Hyp acted as joint lead arrangers, contributing equally to the financing. Helaba serves as the facility and security agent for the transaction.

Standing at 220 metres with 49 floors, myhive Warsaw Spire is strategically located in the thriving Wola business district, making it an ideal hub for business activity. Thanks to its direct access to the Rondo Daszynskiego station on the second metro line it ensures easy accessibility for professionals from across the city.
myhive Warsaw Spire offers a range of amenities and services for both tenants and visitors, including concierge service, fitness centre, cafés and restaurants; car wash; high-speed internet; flower shop; bike sharing service and repair station. There are 766 underground parking spaces and 379 bicycle parking spaces available.
