Germany's iii-investments has launched the first real estate special fund to invest exclusively in green buildings. The Green Building Fund aims to invest EUR 400 mln within the next two to three years, with maximum 50% financing.
The fund´s investment profile follows a core and core+ strategy and invests only in sustainable and energy-efficient real estate developments as well as real estate properties with a focus on office buildings in interesting economic European locations (excluding CEE).
The real estate properties are certified as Green Buildings according to either nationally or internationally accepted standards (BREEAM, LEED, HQE, DGNB).
iii-investments (Internationales Immobilien-Institut) was established in 1958 as a subsidiary of HypoVereinsbank.
Recent surveys show that about two-thirds of the institutional investors polled plan to invest increasingly in sustainable real estate properties in the future, iii investments said in a press release.
'Green Buildings are increasingly preferred by tenants because of lower operating and maintenance costs and achieve above-average letting figures.
Within a short period of time the marginal additional costs for planning and construction will be amortised. As Green Buildings provide a higher energy efficiency, the rent increase rate is also higher than for traditional properties. Moreover, Green Buildings offer a sustainably higher return rate and a higher resale value.'
