French developer Icade has launched two new projects in Briançon, France, with a combined value of €30 mln.
The initiative involves transforming a former military base into a high-end hotel and building a new residential complex with 71 units.
The centerpiece of the project is the Colaud barracks. This historic building will undergo a grand transformation into the luxurious Garrigae Caserne Briançon, a 4-star aparthotel. Featuring 83 rooms (including 16 suites), the aparthotel will offer a blend of hotel amenities and apartment-style living spaces. Guests can unwind in communal areas, indulge in the on-site spa, or enjoy meals at the restaurant. Business travelers will also appreciate the presence of conference facilities.
Managed by Noemys, a leader in tourist accommodation, the Garrigae Caserne Briançon will be built with eco-friendly materials, aiming to achieve a BDM Silver rating for its commitment to environmental responsibility.
Just a short walk from the Garrigae Caserne Briançon, Icade is constructing a vibrant mixed-use complex called Les Cimes. Spanning nearly 4,800 m2, Les Cimes will offer a blend of residential living and retail options. The project will include 71 new apartments available for purchase, along with 550 m2 of dedicated retail space on the ground floor. Construction for Les Cimes commenced in June 2023 and is expected to be finalized by the end of 2025.
The project encompasses two additional developments: the construction of a luxury residential complex and the conversion of another barracks into a 3-star hotel.
The Orma complex will feature 49 apartments for sale and three ground-floor shops. Construction is on track for completion by September 2027.
The Berwick Barracks Transformation: Backed by a major investment from Banques des Territoires, the Berwick barracks will be reborn as a 3-star hotel operated by Compagnie des Alpes. Construction is starting this summer. This addition will further bolster the area's hospitality offerings.
These four projects, supported by the Action Coeur de Ville program's investment grants, directly address the community's need for more housing and accommodation options, contributing to Briançon's revitalization.
