HIH Invest Real Estate has expanded its German footprint with a strategically located multi-building complex.

The Flugfeld-Allee 12 location in Flugfeld Böblingen/Sindelfingen has been acquired from an institutional investor for an undisclosed price.

The deal encompasses a 30,000 m2 complex built in 2015 and features 9,703 m2 of office space, an 8,081 m2 R&D workshop, 1,628 m2 of dedicated storage areas, and a 1,039 m2 canteen.

A parking garage with 556 parking spaces and 31 outdoor parking spaces are available to employees on the property. A photovoltaic system on the hall roof is planned for the future.

HIH Invest secured a long-term lease extending over 15 years, with additional renewal options for up to 8 years.

Daniel Asmus, team leader of the transaction management office Germany at HIH Invest, said: ‘Our tenant really appreciates the base at the Böblingen/Sindelfingen airfield and has long-term plans for the location. In principle, the ensemble is very suitable for third-party use both as a whole and in individual parts.’

The hub boasts seamless access via Autobahn 81 and the nearby Böblingen station, offering local and long-distance connections, while Stuttgart's airport and exhibition center are just 20 km away.

The property is nestled in a vibrant hub for offices, research, and residential living, which already houses 4,000 residents and 7,000 jobs. Sindelfingen is home to the world's largest Mercedes-Benz plant and over 40,000 automotive sector employees.
