The property, located at 1 Hagley Road, currently houses 140,000 sq ft (13,000 m2) of office space across 19 storeys. Henderson hired Associated Architects for the design of the project, which involves 182 city centre homes, including four new penthouse floors and an extensive car parking area. On the busy Hagley Road, Henderson is proposing a new building, up to 14 storeys high, to provide around 165,000 sq ft of either hotel or student accommodation with scope for retail and leisure uses on the ground floor.

'Although No.1 Hagley Road continues to provide economical office accommodation for current and potential tenants through a flexible leasing structure, we are aware of the changing needs of the business community and the local area,' said Martin Payne, fund manager at Henderson Global Investors. 'We want to ensure that the building will continue to be utilised to its best potential for many years to come.'

The planning application, submitted by GW Planning on behalf of the owners, is currently undergoing public consultation.
