Henderson Global Investors said it has secured a major pre-let agreement for its New Brook Buildings office redevelopment near Covenant Garden in London, with a 17-year lease covering 51,400 sq ft (4,738 m2) with law firm Fladgate.

Henderson Global Investors said it has secured a major pre-let agreement for its New Brook Buildings office redevelopment near Covenant Garden in London, with a 17-year lease covering 51,400 sq ft (4,738 m2) with law firm Fladgate.

The pre-let agreement was secured on behalf of Henderson’s Central London Office Fund (CLOF). CLOF is redeveloping the building, which comprises a total of 92,288 sq ft over twelve stories and is due for completion in June 2009. Fladgate is taking the space at rents ranging from £65 and £70 (EUR 81 and EUR 87) per sq ft. Henderson noted the building had achieved an ‘excellent’ BREEAM rating, supporting its dedication to provide sustainable buildings.

Fladgate is an existing tenant of the fund in the 25 North Row office building. Henderson said that building would be refurbished by CLOF once it becomes vacant.
