Hemsö, the largest owner of public properties in Sweden, has divested a 35-asset portfolio for SEK 1.5 bn (€150 mln).

The buyer was Samhällsbyggnadsbolaget i Norden, a subsidiary of Effnetplattformen, a Nasdaq Stockholm-listed owner and developer of technology companies that also assists private companies to go public.

The property portfolio consists of three nursing homes, four educational properties and 28 properties for other uses. The majority of the properties are located in western and southern Sweden. The total lettable area is 174,400 m2, the estimated rental income SEK 150 mln and the average remaining lease period is about four years. The divestments will take the form of company transfers with the effective date set at 10 April 2017.

'The properties we are now divesting form a mixed portfolio and may contain, for example, a higher share of offices, comprise smaller care and educational properties or be situated in areas where we have made the assessment that our local presence is not sufficiently strong to enable us to take a long-term approach,' said Hemsö's CEO Nils Styf.

The largest tenants are Västra Götaland County Council and Lund University (pictured).
