The properties purchased comprise four existing nursing homes and a healthcare centre, representing 15,000 m2 of space, for a total price of SEK 100 mln (€11 mln). Hemsö has also been awarded a land allocation for a nursing home project which will comprise about 10,000 m2, and represent a total investment volume of SEK 270 mln (€29 mln).

'We are pleased to have begun establishing Hemsö’s operations in Luleå. Luleå is undergoing an interesting growth phase and we look forward to contributing to the continued development of the Municipality and sharing our experience of managing and building properties for public use,' commented Jonas Jalkander, head of region north at Hemsö. 'Portfolios such as this, comprising both existing properties and new construction projects, represent a growing part of our operations and are a good match for our strategy of being a long-term partner for municipalities in need of expansion.'

Luleå Municipality is the main tenant in the premises and will sign a 20-year lease for both the existing properties and the new construction project.

The transaction is subject to the approval of the Luleå Municipal Council. Hemsö will preliminarily take possession of the property portfolio in April 2017 and construction of the new building is expected to begin in 2018 and be completed in 2020.

Newsec and Real Advokatbyrå served as advisors during the transaction.
