Lithuanian real estate developer Hanner is expanding its presence in Poland's capital with a new €21 mln residential project in Warsaw's popular Mokotów district.

Seeing strong housing demand, Hanner acquired land on Postepu Street and has already begun planning a 6,500 m2 five-story building with 107 apartments. Construction is expected to be completed by the end of 2027.

This marks their second project in the city, following a €24 mln investment announced in February in residential buildings on Swidnicka Street, where 180 apartments are planned.

Arvydas Avulis, chairman of Hanner's board, said: ‘Seeing the high demand for housing in Poland and favourable market conditions, we continue to invest in a promising residential area of Warsaw, which is very popular with young people.’

This project is a collaboration with Spanish developer Grupo Lar. Together, they aim to deliver over 1,000 apartments across Poland within the next six years. The value of the joint investments is estimated at PLN 1 bn (€231 mln).

Beyond residential developments, Hanner also partners with 1 Asset Management to invest in student housing. They recently opened a student residence in Kraków and are currently developing similar projects in Warsaw and Wroclaw.

By 2028, Hanner plans to invest a total of €100 mln in Polish real estate.

For its part, Grupo Lar has a partnership with Develia for 600 residential and commercial premises in three Warsaw districts, namely Saska Kepa, Ursynów, and Bialoleka.
