UK REIT Hammerson has submitted a detailed application to the City of London for its office-led scheme London Wall Place, formerly known as the St Alphage site. The company expects to receive a response by Summer 2011. Under the plan, the existing podium and 1950s tower will be replaced by a 46,450-m2 scheme designed by Make to deliver two landmark buildings at 121-123 London Wall, EC2.
Over half of the site is dedicated to open space creating a new destination for the area through a series of new gardens set amongst the historic monuments including the City Wall and St Alphage Church Tower remains. The high walk system is also being retained allowing easy access to all parts of the City through the creation of new north/south and east/west bridges.
Martin Jepson, Hammerson managing director, London Group, commented: 'This is an extremely complex site in a prime City location. Make has delivered an outstanding scheme that respects its surroundings and will change the perception of a traditional City office building. We will be able to offer occupiers grade-A office space providing flexibility through a variety of floor plates. We are confident that the scale and stature of the scheme means it will become a well recognised City landmark.'
Subject to planning approval and occupier demand, completion is set for 2014 for occupier fit out with the building ready for full occupation in mid 2015.
Knight Frank and Jones Lang LaSalle are representing Hammerson.
