Real estate investment manager Global Realty Capital Investment Managers (GRC IM) has started operations in the Iberian market, opening offices in Lisbon and Madrid.
GRC IM acts as a local operating partner with the aim of identifying and structuring opportunities, creating medium and long term value in assets together with national and international investors.
The company has €180 mln in assets under management, including two housing developments with 90 homes in Bilbao and Madrid, as well as a €150 mln portfolio of real estate loans from German technology fund Rocket Internet.
GRC IM’s shareholders are five real estate professionals – Kaho Ha (formerly Fosun Property), Alberto González (Rodamco, British Land, Patrizia and Meridia Capital), Walter Fábregas (JLL, Auric Partners), Javier Boccherini (JLL, Auric Partners) and João Costa Oliveira.
Kaho Ha, partner and CEO of GRC IM, said: ‘We can act across asset classes and different strategies in both equity and debt, creating tailor-made structures for each investor.’
Alberto González, responsible for investments and asset management, added: ‘Our focus is the search for assets in which we contribute value and where we can apply our experience, offering investors privileged access to operations that maximize return through proactive and transformative management.’
Walter Fábrega, responsible for investments, commented: ‘We analyze operations for all risk profiles, and our priority is to invest responsibly, acting with prudence and professionalism, applying a rigorous investment process and relying on the most qualified advisors.’
GRC IM is in the market looking for opportunities to increase its portfolio in the Iberian market and is close to closing the first three deals in Portugal, according to local media reports.
The company is also financing an office project in the @22 district in Barcelona for US institutional fund Bain Capital.
GRC IM has several sources of capital including institutional investors for projects above €30 mln, and private investors for smaller investments.
