Goodman Group announced this week that it now has approximately 30% of its global development workbook in data centres, with two data centres underway in Germany – both in the Frankfurt region.
'Data centre requirements are a growing driver of demand for our industrial sites, here in Germany and around the world,' said Christof Prange, head of Goodman Germany. 'They are likely to remain a significant portion of developments in coming years, particularly around the major urban centres where our portfolio is concentrated. Frankfurt is a prime location for technology and the focus market for data centres in Europe, with Savills predicting the city is set to experience some of the highest demand and competition for space over the next few years,' he said.
Data centre development is fuelled by strong dynamics such as the growth in data storage and processing and the adoption of artificial intelligence. Goodman has actively sought power and planning across its portfolio globally, over recent years and has a significant pipeline of data centre sites, with secured and potential power allocation of over 3 GW globally.
Goodman's first data centre is being developed on a 3.5-hectare brownfield site on the south border of Frankfurt in Mörfelden-Walldorf. The FRA I Data Centre is pre-let on a long term lease and will provide a powered shell data centre with 80 MVA of power capacity. The customer is working closely with Goodman on the development, with construction already underway.
Goodman is also developing a high-quality powered shell data centre on a 4.5-hectare brownfield plot in Neu-Isenburg, south of Frankfurt. The Goodman FRA II Data Centre will offer a power capacity of up to 100 MVA, ready for customers to install their technical fit-out.
