Office developer Ghelamco Poland has secured the largest office leasing ever in Warsaw, lifting occupancy at its Spire tower project to over 50%.

The new tenant - who has not been identified - will take nearly 22,000 m2 to become the largest tenant at the Warsaw Spire.

The take-up accounts for a fifth of the total office area of 100,000 m2 provided by the development and is the largest office lease transaction ever concluded in Warsaw City Center, as well as one of the country’s largest ever.

Warsaw Spire comprises a 220-metre tower building (48 levels) and two lower buildings of 55 metres each. The complex will also offer urban areas accessible to all Warsaw residents. A big patio will be filled with greenery, street furniture, fountains and leisure amenities. The ground floors of the buildings will be occupied by restaurants, coffee shops and stores.

The development is due for completion in 2016.

Ghelamco Poland is in negotiations with other companies interested in both office space and the retail units at plac Europejski.

The new tenant was advised by JLL. Karol Patynowski, associate director, tenant representation at JLL, said: 'The agreement is the biggest lease transaction on the office market in downtown Warsaw. We are glad to have been able to assist the tenant with respect to this deal, especially since it involves consolidating the company’s R&D functions from three different locations around the city. Our client was looking for a unique and modern building which boasts great location, offers a lot of amenities and allows long-term expansion.'
