The Stag Brewery covers a 8.6-hectare site in the Mortlake district on the south bank of the Thames River.
The brewery has operated under various guises since the 15th century but is set to close as early as the end of 2015. Current owner, Brazilian-based brewer InBev, has instructed Gerald Eve to market the freehold of the site following the decision to move the production of Budweiser from Mortlake to InBev's other UK breweries in south Wales and Lanchasire.
Market watchers say the redevelopment opportunity could command an asking price in the region of £100 mln (€140 mln).
Gerald Eve said the site 'represents one of South West London’s most prominent development opportunities' as it is situated in a prime residential location on the south bank of the Thames adjacent to Chiswick Bridge.
An adopted planning brief, produced through discussions with the London Borough of Richmond upon Thames and the public, sets out a vision for the future redevelopment of the site as a high-density, residential-led scheme.
Alex Gillington, partner at Gerald Eve who is overseeing the sale, said the aim is to create 'vibrant links between the river and the town', incorporating a mixture of uses including restaurants, cafés and small retail space alongside community leisure uses, a museum and boathouses.
'The site’s flexibility represents a unique opportunity to create a new destination in South West London, a new village heart for Mortlake that will radically transform the area with buildings and open public realm of the highest quality,' he added.
The site includes 32,800 m2 of existing accommodation associated with the brewing process, set across a number of non-listed buildings.
