Garbe Industrial Real Estate is investing around €43 mln in the conversion of an industrial brownfield site it acquired from Alstom in Salzgitter, Germany.
Following a comprehensive redevelopment of the site, a 32,000 m2 sustainable new building for the storage and handling of industrial goods is to be built on the 51,000 m2 site, with commissioning scheduled for Q3 2024.
Prior to construction work, the industrial wasteland must be cleared of contamination, including foundations of former buildings, concrete slabs, shafts and possibly explosive ordnance.
Adrian Zellner, member of the management of Garbe Industrial Real Estate, said: ‘In the process, we bring our many years of experience in dealing with so-called brownfields to bear. With the revitalisation of this area, which has lain fallow for years, we are enhancing the value of the land enormously, raising previously unused property reserves without sealing valuable green spaces and thus creating significant settlement potential.’
There will be at least 28 dock levellers and three ground-level sectional doors for the loading and unloading of trucks, in addition to 140 parking spaces for cars and six for lorries, some of them pre-equipped with e-charging stations.
In line with the company’s strategic focus on sustainability and ESG, a PV system will be installed on the entire roof area to generate renewable energy, several green areas are planned and no fossil fuels will be used to supply the logistics property.
Garbe Industrial Real Estate is striving for certification for the property to at least the Gold Standard of the German Sustainable Building Council.
The Hamburg-based project developer is already in talks with potential users and expects to lease the property during construction.
The site is centrally located south of Hanover, Wolfsburg and Braunschweig and is close to the A 39 motorway that connects to the A 2 Dortmund - Berlin and the A 7 Hamburg - Ulm motorways. Public transport connections are also close by.
