French property group Fonciere des Murs is acquiring 102 properties in France from Belgian fast-food chain Quick for a total of EUR 316 mln. The transaction is a sale-and-lease back agreement under which Quick will rent the assets back for a minimum of 12 years, renewable three times for a total of nine years. The agreed annual rent will be EUR 18 mln. The transaction reflects a yield of 5.69%.

Fonciere des Murs said the value of its real estate portfolio will rise to EUR 2.8 bn with this deal. The portfolio is made up of hotels (62%), restaurants (15%), clinics and retirement homes (14%) and leisure facilities (9%).
