German public real estate fund Fokus Wohnen Deutschland has acquired 98 senior-friendly rental apartments near Berlin for €36.3 mln.
The deal was conducted through asset manager Industria and the property was purchased from Daheim Saarmund Wohnungsbau, a subsidiary of the Berlin project developer and property manager Gokom.
The rental building on Beelitzer Strasse/Nuthestrasse in Nuthetal (Potsdam-Mittelmark district) was completed in June 2023.
The property comprises 5,283 m2 of rental space, exclusively for living, built on a 3,589 m2 plot.
The barrier-free residential units are built for the target group of seniors and the entire property includes 54 underground and 44 outdoor parking spaces.
Arnaud Ahlborn, managing director of Industria, commented: ‘Demographic change is increasing the need for housing suitable for seniors in the Potsdam-Mittelmark district as well. Barrier-free and thus senior-friendly living is therefore becoming increasingly important in the region. For Fokus Wohnen Deutschland, senior-friendly housing means further diversification of the fund portfolio.’
The property, which has a photovoltaic system and heat pump, meets the requirements of the KfW 40 Plus efficiency house standard.
The surrounding residential development is green and characterized by single-family houses, terraced houses, and semi-detached houses.
Nuthetal is 19 km southwest of the Berlin city limits and about 10 km south of Potsdam, while Berlin-Brandenburg Airport can be reached in 30 minutes by car.
